What does Bennett Alexander offer?
The bennettalexander.com homepage promotes property investment with a stated 16% annual return and a term of three to five years. Its Facebook ad gives a 14–16% range and a minimum investment of £5,000. These are the seller's advertised figures, not returns we have verified.
The ad also refers to government-backed property deals. That phrase needs an explanation. A housing arrangement involving a public body is not, by itself, a government promise to repay your investment.
Ask for the underlying contract and the name of the organisation involved. Then ask whether that organisation owes anything directly to you. Without that distinction, it is easy to mistake income expected by a property business for protection of your capital.
What the company register confirms
Companies House lists Bennett Alexander Limited, number 08232138, as active, incorporated on 27 September 2012. This is useful identity information. Before paying, ensure the same company is named in your agreement and that any other recipient is explained.
An active company record is not a finding that an investment is safe. Companies House registration also does not replace any financial permissions needed for a particular activity. Which rules apply depends on the actual arrangement, not simply the word “property”.
The website's favourable testimonials are not independently verified payment records. The cited evidence establishes neither typical customer returns nor missed payments.
The Property Ombudsman also lists Bennett Alexander Limited, 08232138, for residential lettings. That is a useful identity check for its lettings work. It does not approve this investment or guarantee an investor’s return; do not assume an investment dispute falls within that membership.
What makes a guarantee useful?
A guarantee is a promise from someone. Its value depends on that person's or business's legal obligation and ability to pay.
For example, if only the investment company guarantees the return, a cash shortage at that company could affect both the investment and the guarantee. If another business guarantees it, you need that business's exact name and signed commitment.
If property is said to secure the investment, ask what legal right you receive and whether other lenders would be paid first. Owning property somewhere in the business does not automatically give every investor a claim over it.
Five questions before you invest
- Who receives the money, and is the agreement a loan, shares or another product?
- Who guarantees interest and who guarantees repayment of the original amount? Are both promises written into the agreement?
- What security exists, and where would you stand if the business could not pay its debts?
- When are payments due, can you leave before the three-to-five-year term ends, and what fees apply?
- What exactly does “government-backed” mean in this deal? Ask for evidence of the claimed arrangement, not just a brochure.
Have someone independent of the seller review any substantial commitment. Check the rules and protections relevant to your country and the company on the contract.
If a payment is late or you want to exit
Collect the signed agreement, payment schedule, bank receipt and messages promising a return. Compare the missed date with the contract, then request a written explanation from the named company. Ask for a definite payment date and the procedure for making a formal complaint.
Do not assume a fixed-term investment can be withdrawn like a bank deposit. If you suspect deception or an unauthorised payment, contact your payment provider promptly to discuss its procedures. Avoid paying a new “release” fee without a clear contractual basis.
